- Make sure that the subject property information is accurate and complete.
- There's nothing like being one number off on the street address to unnecessarily slow down an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name are great data to include with the assignment. We even welcome lists of recent sales in the area — remember, however, that professional appraisers must always do their own due diligence on comparable sales, and ours might differ from yours.

- Cookie-cutter houses are relatively easy to appraise. Most of an appraiser's time is spent analyzing how differing details contribute to or detract from what otherwise would be a property's market value. Let us know up front when you order your report if there are unique details of the home or surrounding area -- for example, it's recently had an addition built on, it's subject to zoning restrictions, it's susceptible to flooding. While these are things that we will find out on our own, knowing them early on will likely make your report arrive more quickly.
- Did you make the occupants of the home aware of what to expect?
- Confirming an inspection time and date with the homeowner can be one of the most time consuming tasks in the appraisal process. We understand that a homeowner may be apprehensive with an outsider looking in every corner of their home, taking photos, and making abundant notes. A common belief is that they have to make the place spotless before the appraiser comes by, thinking that will increase the value. So they reschedule the appraisal inspection until the house is cleaned.
